The MTB Four sits at 38.4 m², making it the mid-range option between KC Modular Buildings' compact MTB One (24 m²) and the L-shaped MTB Seven (48 m²). The rectangular footprint accommodates one to two bedrooms and can incorporate full bathroom and kitchen facilities, which pushes it into genuine annexe territory rather than garden room use. The steel frame construction uses high-performance insulation with eco-friendly materials throughout.
Custom interior layouts are available at specification stage. LED lighting and optional smart controls are included in the specification. Solar panel readiness is available. Installation runs approximately 5 to 7 days, and the build comes with a 10-year structural warranty. A sensible step up from the MTB One for buyers who need more habitable space.
